A feasibility study is that important pre-design activity that should be initiated, when there are various levels of uncertainty regarding the successful implementation of a project. The feasibility study helps answer critical questions arising early at projfect inception. Questions such as: Will the site and allow the construction of the proposed building? Is the proposed use of the site meet the use restrictions of the zoning codes? Does the proposed facility match a community need?  Could there be community opposition to the project? Laser Surveying and Digital Scanning

M.Arch Architects and our affiliates have focussed with laser pinpoint precision improving the process of field measuring buildings.  Our work isolates errors often occurring in traditional hand and tape field measuring.  Instead our means and methods are highly accurate and are produced in fractions of the time traditional methods are produced.  This is because we perform digital laser scans pre and post construction directly in the field from on site laser measuring tools that draw directly into CAD. Each one of our surveying total stations comes with trained staff who produce CAD, and Point Cloud Laser Scans straight from the field. M.Arch Architects approach to every project begins with the site.  Because of our office location in New York the urban context involves a deep understanding of preservation and restoration of existing buildings.  However we do not limit our work to only restoration but often engage in new building projects on unoccuppied land or land were existing structures need to be removed to produce a project.  Therefore existing site conditions, and the sites context is the beginning of a project's methodology.  

Climatic and environmental conditions such as sources of natural light, prevailing winds, the soil bearing capacity, and sources of heating and cooling are fundamental considerations for any design project.  We produce a reoprt to include these items as well as the site topography, its hydrology, its orientation, the existing vegetation, geotechnical data complete with a geotechnical report, the possible presence of hazardous substances in the soil or in the existing building(s) sitting on the site, the inherent  limitations that a legal survey would show, the vehicular accessibility, the presence of utilities and municipal services, the history of the site, the municipality's zoning bylaw requirements (height limitation, site coverage limitation, yards requirements, use limitations, parking requirements, landscaping requirements, amenities requirements)and all additional items that would influents the client.

Schematic & Conceptual Design

During schematic design, M.Arch Architects commonly develops study drawings, documents, or other  media that illustrate the concepts of the design and include spatial relationships, scale, and form for the owner to review. Schematic design also is the research phase of the project, when zoning requirements or jurisdictional restrictions are discovered and addressed. This phase produces a final schematic design, to which the owner agrees after consultation and discussions with the architect. Costs are estimated based on overall project volume. The design then moves forward to the design development phase.

Deliverables: Schematic design often produces a site plan, floor plan(s), sections, an elevation, and other illustrative materials; computer images, renderings, or models. Typically the drawings include overall dimensions, and a construction cost is estimated. Note: The contract may actually spell out what is to be delivered.

Design Development

Our Design development (DD) services use the initial design documents from the schematic phase and take them one step further. This phase lays out mechanical, electrical, plumbing, structural, and architectural details. Typically referred to as DD, this phase results in drawings that often specify design elements such as material types and location of windows and doors. The level of detail provided in the DD phase is determined by the owner’s request and the project requirements. The DD phase often ends with a formal presentation to, and approval by, the owner.

Deliverables: Design development often produces floor plans, sections, and elevations with full dimensions. These drawings typically include door and window details and outline material specifications.

Construction Documents

M.Arch Architects works with owners until they are satisfied with the documents produced during DD, and then we move forward to produces drawings with greater detail. These drawings typically include pecifications for construction details and materials. Once CDs are satisfactorily produced, M.Arch Architects sends them to contractors for pricing or bidding, if part of the contract. The level of detail in CDs may vary depending on the owner’s preference. If the CD set is not 100-percent complete, this is noted on the CD set when it is sent out for bid. This phase results in the contractors’ final estimate of project costs. Our methods produce a clear set of documents in which we test contracts with our “Qualifications-Based vs. Low-Bid Contractor Selection.”

Deliverables: The construction document phase produces a set of drawings that include all pertinent information required for the contractor to price and build the project.

Building Information Modeling (BIM) is an object-oriented CAD system, in which two-dimensional symbols that stood for building elements are replaced by three-dimensional objects with embedded information, capable of representing elements of construction. This allows for multiple views to be generated, for multiple building systems to be coordinated, for materials and quantities to be known and referenced to each other, all during the design and documentation phases of a project. These qualities allow for a degree of interconnectedness during design and documentation phases not readily achievable in two-dimensional CAD systems.

Industry experts predict that BIM will revolutionize not only the delivery of design and documents, but also the relationship between design team members, owners, and construction entities and the relationship between design and construction activities. However, Ken Sanders, FAIA, observes in the September 2004 issue of Architectural Record: that "the critical path isn't BIM, but rather process innovation squarely focused on people, partnerships, shared expertise, and timely decision making." Nevertheless changes in the way that design teams conceive, develop, and communicate information about buildings are positioned to have a dramatic impact on the practice of architecture.

What Is Building Information Modeling, and What Are Its Key Benefits?

Building information modeling is an approach to building design, construction, and  management.  It supports the continuous and immediate availability of project design  scope, schedule, and cost information that is high quality, reliable, integrated, and fully  coordinated. Though it is not itself a technology, it is supported to varying degrees by  different technologies.

During the course of a building project, an architect must balance the project scope, schedule, and cost. Untimely changes to any of these variables can cost time and money and negatively affect relationships with both consultants and clients. Using traditional methods, access to design- and geometry-related information is usually fairly consistent, whereas cost and scheduling information is available only occasionally because of the time and effort necessary to create it. Using building information modeling techniques, all of this critical information is immediately available, so that project-related decisions can be made more quickly and effectively.

Critical to creating a fully integrated BIM is a robust management plan that establishes project goals and project team roles.  This concept is often referred to as interoperability.  A BIM Execution plan identifies responsibilities and who will deliver what in the project.  Some clients are resistant to newer methods of delivery however once they recognize the value of structured process the results speak for themselves.

Our industry is moving toward being a fully integrated part of the construction process, and BIM are not the only initials we should be paying attention too. There is IPD (Integrated Project Delivery) and ILPD (Integrated Lean Project Delivery) and they are gaining momentum.

The contractors are leading the movement of change and the owners are quickly jumping on board. Owners are now seeing the great advantages that all this brings for them. They not only get a faster, more accurate and better coordinated construction process (which means money), they also are starting to look at the building information model as a deliverable for them to use to manage their facilities for years to come.

One of the next waves in BIM will be Facilities Management. Standards are being developed and owners are seeing the possibilities and the advantages. Architects and engineers better wake up and be prepared. 4D BIM, an acronym for 4D Building Information Modeling and a term widely used in the CAD industry, refers to the intelligent linking of individual 3D CAD components or assemblies with time- or schedule-related information[1]. The use of the term 4D is intended to refer to the fourth dimension: time, i.e. 4D is 3D + schedule. In NewYork public assembly carries significant meaning because it is the result of many building codes in which the world lives. M.Arch Architects are experts in understanding space combined with client's objectives. Building owners and business operators today view projects with caution in part because of the myriad number of restrictions from government agencies.  M.Arch Architects  synthesizes and interprets each specific code and often present solutions to a client's problem.

As a matter of public safety, New York City requires a Place of Assembly Certificate of Operation (PA) for all premises where the Certificate of Occupancy indicates that 75 or more members of the public may gather indoors or 200 or more may gather outdoors for religious, recreational, educational, political or social purposes, to consume food or drink, await transportation, or any similar group activities.  When such groups gather, it is necessary to ensure that the space is safe and issues, such as proper egress and emergency lighting, are appropriately addressed.

Both the Department of Buildings (DOB) and the Fire Department (FDNY) oversee the PA permitting process. DOB enforces adherence to the Building Code and conducts all reviews and inspections for the initial issuance of a PA. FDNY is responsible for all reviews and inspections for renewal PAs to ensure compliance with the Fire Code.

Letters of No Objection

A letter of no objection is issued by the DOB to confirm that the continued use of a building is not objectionable. If your building was built prior to 1938 it most likely does not have a C of O.

The letter of no objection basically means that it is in conformance with its long standing use (ie, 1/2 or 3/4 family residential) or that it is currently being used in the same manner as neighboring buildings.

Sidewalk and Cafe Permits

A business must have a Sidewalk Café license and revocable consent if it operates a portion of a restaurant on a public sidewalk. Our team will guide your project through the legal, zoning, and community board parameters to satisfy the needs of your growing business.  Before you can apply for a public sidewalk permit the site must first be allowed with the zoning district.  M.Arch Architects have designed and built sidewalk permits both exterior and interior.  Our template is a patterned process of confirming your projects meets the guidelines of coordinated distances between pedestrian, customer, trees, bus stops, hydrants, fences, and other civic structures.

Site Safety Plans

The prevention of construction employees and public injuries is of the utmost importance and a key ingredient to best practices accomplished with our 3D site safety plans.  Three dimensional representations of site safety construction logistics is becoming more common, and this technology is expected to become the construction industry’s standard. This software provides site managers and construction regulators with an interactive, animated 3D model, allowing users to take virtual tours of a project and “view” the safety challenges – all before the first shovel hits the ground. This seminar will help participants gain a broad understanding of this emerging technology, why it is important to use and how it could prevent potential safety issues.

Contractor Pre-Qualification

Upon owner's request M.Arch Architects will prepare bid documents to go out to potential contractors for pricing. The bid document set often includes an advertisement for bids, instructions to bidders, the bid form, bid documents, the owner-contractor agreement, labor and material payment bond, and  any other sections necessary for successful price bids. For some projects that have unique aspects or  complex requirements, we organize prebid meeting for potential contractors.  After bid sets are distributed, we will assist you in leveling and qualifying the bids wait for bids. We will assist you in evaluating the bids and select a winning bid. Any negotiation with the bidder of price or project scope, if necessary, should be done before the contract for construction is signed.   We will assist you in awarding the contract to the selected bidder with a formal letter of intent to allow construction to begin. Deliverables: The final deliverable is a construction contract. Once this document is signed, project construction can begin.

Sustainable Design

Buildings use resources such as energy, water and raw materials, generate waste (occupant, construction and demolition) and emit potentially harmful atmospheric emissions. Building owners, designers and builders face a unique challenge to meet demands for new and renovated facilities that are accessible, secure, healthy, and productive while minimizing their impact on the environment.

Considering the current economic challenges, retrofitting an existing building can be more cost effective than building a new facility. Designing major renovations and retrofits for existing buildings to include sustainability initiatives reduces operation costs and environmental impacts, and can increase building resiliency.

M.Arch Architects principal, March Chadwick has held the standards of sustainable practice since 1990 when he contributed to the work of Paolo Soleri and the experimental community Arcosanti in the Arizona desert whose design purpose is to reduce human impact on the environment.  M.Arch Architects is a LEED certified firm prepared to design, commission, and approval LEED projects. Our work within the Brooklyn Navy Yards, Newtown Creek Waste Treatment Center, and Columbia University are examples of high design standards and skills in producing facilities with sustainable goals and reduce pollution impact.

LEED Building Commissioning

While the definition of sustainable building design is constantly changing, six fundamental principles persist.

Optimize Site/Existing Structure Potential Creating sustainable buildings starts with proper site selection, including consideration of the reuse or rehabilitation of existing buildings. The location, orientation, and landscaping of a building affect the local ecosystems, transportation methods, and energy use. Incorporate Smart growth principles in the project development process, whether it be a single building, campus or military base. Siting for physical security is a critical issue in optimizing site design, including locations of access roads, parking, vehicle barriers, and perimeter lighting. Whether designing a new building or retrofitting an existing building, site design must integrate with sustainable design to achieve a successful project. The site of a sustainable building should reduce, control, and/or treat stormwater runoff.

Optimize Energy Use

With America's supply of fossil fuel dwindling, concerns for energy independence and security increasing, and the impacts of global climate change arising, it is essential to find ways to reduce load, increase efficiency, and utilize renewable energy resources in federal facilities. Improving the energy performance of existing buildings is important to increasing our energy independence. Government and private sector organizations are committing to net zero energy buildings in the next decade or so as a way to significantly reduce our dependence on fossil fuel.

Protect and Conserve Water

In many parts of the country, fresh water is an increasingly scarce resource. A sustainable building should use water efficiently, and reuse or recycle water for on-site use, when feasible.

Use Environmentally Preferable Products

A sustainable building is constructed of materials that minimize life-cycle environmental impacts such as global warming, resource depletion, and human toxicity. Environmentally preferable materials have a reduced effect on human health and the environment and contribute to improved worker safety and health, reduced liabilities, reduced disposal costs, and achievement of environmental goals.

Enhance Indoor Environmental Quality (IEQ)

The indoor environmental quality (IEQ) of a building has a significant impact on occupant health, comfort, and productivity. Among other attributes, a sustainable building maximizes daylighting; has appropriate ventilation and moisture control; and avoids the use of materials with high-VOC emissions. Additionally, consider ventilation and filtration to mitigate chemical, biological, and radiological attack.

Optimize Operational and Maintenance Practices

Considering a building's operating and maintenance issues during the preliminary design phase of a facility will contribute to improved working environments, higher productivity, reduced energy and resource costs, and prevented system failures. Encourage building operators and maintenance personnel to participate in the design and development phases to ensure optimal operations and maintenance of the building. Designers can specify materials and systems that simplify and reduce maintenance requirements; require less water, energy, and toxic chemicals and cleaners to maintain; and are cost-effective and reduce life-cycle costs. Additionally, design facilities to include meters in order to track the progress of sustainability initiatives, including reductions in energy and water use and waste generation, in the facility and on site.
